In brief, European Legislation has now decreed that all homes for sale from 1 July 2008 will require an EPC. This means that all properties coming on or currently on the market must present these certificates on their marketing material.
An EPC is basically an environmental MOT of your property. The property is assessed by an accredited assessor and graded on energy efficiency. The report is graded from bands A – G with A being the most cost efficient to run. The average rating for Northern Ireland is E.
